Welcome to Covina, CA Real Estate

Located about 20 miles east of Los Angeles County, Covina is nestled between the San Jose hills and the foot of the San Gabriel Mountains, in the heart of the San Gabriel Valley. The name Covina is believed to have been derived from the observation of an early pioneer who thought of the area's location as "cove-like". Knowledge of the area's rich soil and climate, ideal for developing vineyards, and its location led to the area's name: "cov" plus "vina". Although agriculture is a thing of the past, Covina is the historic center of the east San Gabriel Valley, having successfully established itself as a welcoming community distinguished for the pride of its homeowners, the success of its schools, safety, and opportunity to live the ideal Southern Californian lifestyle. The real estate is beautiful and unique in many ways.

Housing
Homes in Covina are found in safe, charismatic, stable neighborhoods dotted with parks and friendly residents. A community of attentive homeowners, the great majority of housing in Covina is single family detached with over 58 percent owner-occupied. Affordable and executive living is available in Covina, with the median value just over $200,000, and the median mortgage payment at $1,091 per month. Cottages, bungalows and large five and six bedroom custom homes are intermingled with numerous three bedroom, two bathroom homes, developed early in the community's history, and attractively maintained to this day.

Community and Recreation
Home to a traditional downtown and host of numerous community events (such as the annual Christmas parade), Covina displays a strong cooperative and prosperous spirit, retaining the atmosphere of its past as a small city whose motto was "A Mile Square and All There". Downtown has been renovated recently and offers a bookstore, movie house converted to community theater, restaurants, sidewalk cafes, and antique shops. A city library, senior's center, historical museum, and farmer's market add to the amenities available to residences. Covina is a low density community with an ideal mix of land uses, offering a complimentary balance between developed property and open public spaces. Eight major parks, two softball facilities, and one neighborhood pocket park are found in this city of just seven square miles. Horseback riding and other numerous outdoor sports are also available to avid fans and players.

There are four major retail areas, three sizable industrial areas, an office park and an office high rise. Covina is served by the Inter-Community Medical Center, Charter Oak Hospital, and Magan Medical Clinic.

Public Services
Covina is a community with quality schools. Cedargrove Elementary School and Ben Lomond Elementary School have both been named California Distinguished Schools by the State. This accomplishment has only increased the prestige of Charter Oak Unified School District and Covina Valley Unified School District, which provide learning centers that have been recognized for excellence.

A safe city, Covina has its own police department, a successful crime prevention program, and secure, established neighborhoods. In fact, according to the latest FBI numbers, Covina has a lower crime rate than even affluent communities such as Newport Beach, Irvine, and Beverly Hills.
